Asphalt Resurfacing in Lehighton, PA

Asphalt Resurfacing · Lehighton, PA

A new asphalt layer for pavement with a sound base

Asphalt resurfacing adds a new layer of asphalt to pavement that has worn out on top. It goes over the old pavement, so the work is also called an asphalt overlay. As an asphalt paving contractor serving Lehighton, NS Paving and Landscaping resurfaces home driveways and commercial lots. We serve Carbon County and the counties around it.

Resurfacing fits pavement that is sound underneath but tired on top. The usual signs are a gray, rough surface or small cracks that let water in. Alligator cracking and potholes are a different problem, because they mean the pavement has failed in those spots. When failure covers most of a driveway, full driveway replacement is the better fix.

What We Handle

  • Asphalt resurfacing for home driveways and commercial lots
  • Failed spots and potholes patched before the overlay
  • Cracks wider than a quarter inch sealed first
  • A clean, dry surface and a tack coat so the layers bond
  • Flush joints where new asphalt meets a garage floor or walk
  • Hot asphalt spread and rolled for a smooth finish
  • A free estimate and a written quote before work starts

Does Your Pavement Need Resurfacing or Replacement?

Federal highway guidance says pavement must be structurally sound before a thin overlay goes on. Good candidates show wear on the surface only. Heat and air age the top half inch of asphalt the most, so the surface turns gray and rough.

Alligator cracking is the sign to watch for. These connected cracks look like reptile skin and mean the pavement has failed below the surface. The same guidance calls for cutting out and patching those sections, along with any potholes, before an overlay. Asphalt patching handles a few failed spots like that.

If most of the surface has failed, an overlay on top tends to fail early. The pavement under it keeps breaking down. Pavement in that shape needs to come out and be rebuilt.

How an Asphalt Overlay Goes Down

Prep comes first. Failed spots are patched, and the surface is swept clean and left dry. Cracks wider than a quarter inch are sealed, since wide cracks can reflect back up through new asphalt. Low spots that hold water get fixed, because water under pavement is what breaks it apart.

Next comes a tack coat, a sprayed film of asphalt binder that bonds the new layer to the old. Federal guidance warns that thin overlays fail fast without that bond. At a garage floor or a walk, the old edge is often milled down so the new surface sits flush.

Then the hot asphalt is spread and rolled. Thin layers cool fast, so rolling follows right behind the paving machine. On a parking lot, drain grates and manhole covers have to be raised to meet the new surface.

How Freeze and Thaw Wear Down Asphalt Around Lehighton

NOAA's climate normals for Lehighton count about 77 winter nights at freezing or colder. Only about 21 winter days stay that cold all day, so most freezes thaw out again. PennDOT describes what that does to pavement: water from rain or melting snow seeps through cracks, then freezes and expands. The frozen ground pushes the pavement up, and after the thaw, traffic breaks it into the gap left below.

The USDA soil survey flags frost action as a limit for roads on the soils around Lehighton. Small cracks let water reach that ground, and a resurfacing layer seals them. Federal highway research found an overlay performs better on pavement in good shape than in fair or poor shape. The time to resurface is while the wear is still on the surface.

Cold air and a cold surface cool new asphalt faster and cut the time left to roll it. That makes resurfacing warm-weather work. Once the new asphalt has cured, sealcoating adds a protective coat on top.

FAQ

Asphalt Resurfacing Questions, Answered

Common questions about asphalt resurfacing around Lehighton and Carbon, Monroe and the surrounding counties. If yours is not here, call or text and ask.

Call (484) 545-5072

What is the difference between asphalt resurfacing and replacement?
Resurfacing adds a new layer on top and keeps the old pavement as the base. Replacement tears out the old asphalt and rebuilds the pavement from the base up. Because the base stays put, resurfacing skips the tear-out and the rebuild.
How do I know if my driveway needs resurfacing instead of patching?
Patching fits a few failed spots in pavement that is sound everywhere else. Resurfacing fits a surface worn across the whole area, with small cracks and a faded, rough top. When a driveway has both problems, the failed spots get patched first, then one overlay covers everything.
How much does asphalt resurfacing cost?
The price depends on the size of the area and how much prep the old surface needs. Crack sealing, patching, edge work and the thickness of the new layer all change it. We look at the job and put a free estimate in writing. Call or text (484) 545-5072 to set one up.
How thick is an asphalt overlay?
It varies with the condition of the old surface. Federal highway guidance calls a layer under 1.5 inches a thin overlay. A thin overlay extends the life of a sound surface but adds little strength. Whoever you hire, ask for the thickness in writing on the quote.
Do I need a permit to resurface a driveway?
Pennsylvania's building code does not require a permit for a driveway at ground level. Towns can add their own rules, and Bethlehem and Hazleton both list driveway or paving work in theirs. Where a driveway meets a state road, work in PennDOT's right-of-way can need a highway occupancy permit. Your town's permit office answers this for your address.
Do you resurface parking lots?
Yes. We resurface commercial lots as well as home driveways. The same rule applies: the base has to be sound. A lot that has failed across most of its area needs commercial parking lot paving instead.
